内容摘要
目前我国资本市场处于经济体制转型经济增长方式转变的历史时期，逐步平稳开放资本市场是我国完善市场经济、与世界经济接轨的必要环节，随着我国证券市场的不断发展，公司业绩已成为证券投资者、政府管理部门、证券分析人士与基金经理共同关注的问题。如何科学合理评价公司业绩已成为当前投资理论中的重要问题。企业的经营业绩直接关系着企业的生存与发展，关系着国民经济的可持续发展，从投资者利益保护的角度出发能使公司经营业绩评价的定位更加清晰，从而有利于提高企业业绩评价系统在整体设计上对于投资者的实用性。
本论文的研究目的是在回顾和整理现有文献的基础上，运用经济学、管理学、财务学、会计学等理论，以公司业绩评价为研究背景，对财务指标和非财务指标的内容和优缺点进行了对比分析，再使用这些指标具体分析了五个房地产企业的绩效。最后，提出相应的建议，使得科学、合理且具有可操作性的企业经营业绩评价指标体系能够关注企业的真实价值、表现及其能力，能够平衡企业长期发展战略和短期发展目标，同时也有利于我国资本市场建立健全投资者利益保护机制和培养、普及价值创造投资理念。

Abstract
At present, China's capital market in the economic system transformation of economic growth mode transformation of the historical period, stable gradually open its capital market is to integrate with the world economy, perfecting the market economy in our country, the necessary link, with the continuous development of China's securities market, the company's performance has become a securities investors, government regulators, securities analysts and fund managers common concern. How scientific and rational evaluation of the company's performance has become an important issue in the current investment theory. Enterprise's business performance is directly related with the survival and development of the enterprise, the relationship between the sustainable development of national economy, from the perspective of investors interests protection can make the company operating performance evaluation more clear positioning, thus to improve enterprise performance evaluation system on the overall design for the practicability of investors.
