为了维护出租方底店的正常经营，明确双方当事人的合法权益，甲、乙双方经友好协商，特订立本合同。 一、 租赁场地
1.1 所租赁场地位于 底店的部分场地(详细位置见附图); 1.2 租赁场地的使用面积为 ; 1.3 租赁场地的装修及设施 1.3.1 租赁场地在交付乙方时应当可以正常使用;

(1) 属于乙方的动产，由乙方带走;
(2) 乙方投资进行的装修，能拆除的，由乙方拆除后带走; (3) 属于乙方的设施和装修，无法移动、拆除，或虽能移动、拆除但会对租赁场地造成损害的，乙方应无偿留归甲方所有。 1.4如甲方进行布局调整时，乙方应服从甲方的统一调整。 二、 经营范围与经营活动
2.1 乙方将所承租的租赁场地用于经营 ;
2.2 在本合同租赁期间内，乙方应按上述约定范围进行经营，在经营范围内所从事的正常经营活动不受甲方干预;
2.3 乙方在经营过程中，必须遵守甲方的店堂纪律，文明经营，礼貌待客，遵守营业时间，遵守安全消防规则，维护店容卫生。乙方商品摆放不得超出其所租赁场地货架范围;
2.4 乙方有权要求甲方提供一切正常营业活动所必需的条件; 2.5 乙方有权拒绝甲方管理人员提出的所有吃、拿、卡、要等一切不合理要求; 2.6 乙方改变租赁场地租赁用途的，须以书面方式通知甲方，经甲方书面同意后发生法律效力;
2.7 乙方应以自己的名义独立经营，承担全部权利义务： 2.7.1 乙方不得以甲方名义从事任何经营活动; 2.7.2 乙方不得以甲方名义对外进行宣传，招揽客户; 2.7.3 如因经营活动与第三人发生纠纷，乙方应以自己的名义承担民事义务。
