摘 要
房地产在我国中小企业融资问题研究上作为中国经济发展的主导产业,随其不断发展,房地产中小企业融资困难的问题越来越突出。目前, 我国的房地产资金来源主要分布在银行信贷和房地产信贷。因此,解决融资困难的问题,积极拓宽中小企业融资渠道的房地产信托融资的发展,金融产品的发展,并采取一系列措施迫在眉睫。
房地产行业的特征为项目开发周期相对较长、资金周转不够快,所以房地产企业的资金需求是内源融资的资金量所无法满足的。然而,对于大多数房地产中小企业的资金来源采用以银行贷款方式,形式单一。近年来,随着国家宏观调整房地产行业,银行信贷的紧缩,使得中小房地产企业的资金供应非常紧张,从而,使中小房地产企业融资困难的问题逐渐浮出水面。本文从当前房地产企业的融资困境和房地产企业采取的融资策略两个方面进行了分析。

Abstract
The real estate industry of the pillar industry is our country economy development, difficult problem of financing is increasingly outstanding. Bank lending, the current real estate is the main source of funding channels for a single, financing volume is not large, therefore, should actively broaden the financing channels, the development of the trust funds, financial products, real estate development to take a series of measures such as stock financing, meet the needs of enterprises for capital. This paper studies the status quo and the plight of real estate financing, financing ways should be multi-channel development is put forward, and solve the problem of financing difficulties, so real estate enterprises sustainable development.
Real estate is a capital-intensive industry, capital turnover period is long, the early stage of the need to invest a lot of money, so the financing problem is related to the survival of enterprises. Most developers are financing from bank loans, single source. In recent years, with the national nuclear regulation and the real estate industry, bank credit crunch, aggravates the strain of the money supply in the real estate industry, real estate financing system flaws are increasingly exposed. In order to realize the sustainable and healthy development of real estate industry and diversified financing system should be built up to create new financial products, to take a variety of financing.
