设计总说明

本设计为成品仓库楼投标报价与施工裂缝分析。投标报价根据:企业定额、类似工程的成本核算资料,招标人书面答复的有关资料,招标人提供的设计图纸及有关的技术说明书,工程所在地现行的定额及与之配套执行的各种造价信息、规定等进行编制。贯彻执行了国家及地方有关工程建设的政策和法规,符合国家现行的建筑工程建设标准、设计规范和制图标准以及确定投资的有关指标、清单计价办法和费用标准的规定。

本工程为成品仓库楼,地上五层,建筑总面积为9010.1㎡。工程主楼为框架结构,框架抗震等级为三级,建筑场地类别为二级。本工程建筑结构安全等级为二级,地基基础设计等级为乙级,建筑抗震设防类别为标准设防类丙类。本工程建筑物的标准耐火等级为二级。本工程设计使用年限为50年。本工程其他工程概况见结构图。

本设计包括两大部分,一部分是工程量计算和报价部分,其中包括工程量计算书、钢筋配料表、综合单价分析表、工程量清单计价文件;另一部分是文字说明部分,即设计说明书,主要包括清单投标报价,工程量清单投标报价策略研究和施工裂缝原因及预防措施分析。

工程量计算包括:建筑工程量计算和装饰工程量计算。

工程费用包括:分部分项工程量清单(即分部分项工程费)、措施项目清单(即措施项目费)、其它项目清单(即其他项目费)、规费、税金五部分组成,以此作为确定工程投标报价的依据。

文字说明部分包括:投标报价控制及策略研究和建筑施工裂缝产生原因及预防措施分析。承包商要想以最低可能报价,夺标,就要求严格审核工程量,运用一些报价控制技巧及策略控制投标报价。建筑施工中经常出现施工裂缝问题,施工裂缝问题严重影响工程的质量及安全,这就需要我们去分析研究产生裂缝的原因,进而采取相应的措施,达到事前,事中,事后控制,减少裂缝的产生,使工程项目安全,稳定。

General Instruction of Design

The design for the finished products warehouse floor, bidding and construction crack analysis. This works for the finished products warehouse floor, five floors on the ground. The main building works for the frame structure, frame aseismic grade C, construction site for the class C grade. The engineering building structure safety grade B, grade B design of foundation, building seismic fortification category for standard fortification category C. The buildings of the project of the standard grade B. The design life of 50 years. The works of other engineering survey see chart.

The design includes two parts, one part is calculated, including the engineering quantity calculation, reinforced the list of ingredients, integrated unit price analysis table, valuation of project volume detailed list file; another part is the text part, namely the design specification, including the detailed list quoted price, engineering quantity list quotation strategy research and construction crack causes and prevention measure analysis.

Engineering calculation includes: building engineering quantity calculation and decoration engineering quantity calculation.

Cost of the project include: project amount list (i.e., partial project cost ), of measures to the list of items (i.e., measures the project cost ), other items on the list

(that is, other items ), fees, taxes, composed of five parts, as a way of determining engineering bidding price.

Text section includes : bidding control and strategy research and construction cracks causes and preventive measures of.The Contractor shall want at the lowest possible price, NRL, requires strict examination of engineering quantity, using some control techniques and strategy of control of price bidding. The construction that often appear in construction cracks, cracks problems seriously affect the project quality and safety, this needs us to study the cause of cracks, and take corresponding measures, to advance, in the matter, after control, reduce cracks, make the project safety, stability.
