7.4.2.5 Fire Alarm System Operation

The system should be arranged for three categories of alarm inputs and to provide output functions in accordance with the agreed cause and effect matrix for the project. a) Supervisory Input which will only cause indication at the MCP and remote enunciators.

The following inputs should be considered supervisory monitoring functions: ? Operation of any sprinkler system shut off valve tamper switch. ? Fire/Sprinkler pump status (i.e. running, power available, malfunction) /

? Sprinkler storage tank low water level.

? Removal of a smoke detector from its base. ? Wiring faults. Activation of a supervisory monitoring device will provide the following indications: The MCP and remote enunciators will indicate an audible and visual \addition, the \MCP Printer will print clear text message on the event log indicating the device which initiated a trouble alarm.

b) Priority 1 Alarm Input which should initiate immediate evacuation alarm to areas of the building detailed hereafter and a fire alert alarm to all other areas.

1 The following inputs should be considered Priority 1 functions:

? Operation of any break-glass unit.

? Operation of any sprinkler system water flow switch.

? Operation of any ceiling mounted smoke detector (except guest room smoke detectors). Air conditioning & ventilation duct return and exhaust air smoke detector. ? Operation of kitchen hood extinguishing systems. ? Operation of sprinkler room pre-action valves.

Activation of any \ 1

The MCP and each RRP will provide an audible signal, a visual indication on the LCD display of the address in alarm, and a flashing \detector, sprinkler water flow, etc.) that has been activated will be separately displayed on the graphic display, identifying the type and floor location of the activated alarm.

Each RRP will provide a visual and audible indication of an alarm condition on the system. RRP

1 An evacuation alarm will sound on the floor of initiation, the floor above and the floor below (including any effected guest room), followed by a voice message. The system will be arranged and wired to prevent interference between alarm tones and messages and alert tone and messages. A time delay feature will be provided to sound a general evacuation alarm automatically throughout the building if the initiating alarm condition is not responded to within a predetermined time. Where phased evacuation is not applicable, the whole building will be evacuated upon initiation of a priority 1 alarm.

Visual indication at the MCP, corresponding to the activated voice alarm circuits, will illuminate.

An alarm signal will be automatically sent to the local Fire Brigade. This will be accomplished by means of an automatic telephone dialler either directly to the Fire Brigade or an approved third party agency who will relay the call to the Fire Brigade or by direct connection to a municipal fire alarm system as approved by the authorities having jurisdiction. Activate all visual alarm signalling devices (strobe lights) on all floors in alarm until the panel is reset. Any magnetically held smoke doors and fire doors will be released. All lift call and door buttons and signals will become inoperative, lifts serving that floor will be signalled to immediately return to the ground floor or as designated by the local Fire Department and those designated as fire lifts be held for the exclusive use of the Fire Brigade by the operation of a fireman’s switch locally at the lift. Should such an alarm occur on the ground floor the lifts will be signalled to return to the next lowest floor which is not in alarm.

Signals will be sent directly to confirm the operation of the various HVAC systems in accordance with the project cause and effect matrix.

HVAC The details of the HVAC control sequence should be uniquely developed for each project. HVAC The following general guidelines should be followed: ? All HVAC equipment serving the areas affected by the alarm condition will shut down. In some buildings this may shut down all of the HVAC equipment.

? Smoke extraction fan system will be started. ? Stair pressurisation fans will be started if fitted. Signals will be transmitted to the maintenance paging system to display full details of the alarm. The printer will print a clear text message on the event log printer at the MCP. The printer will print the device information indicating clearly in plain language which device is in alarm the time and date associated with the alarm. The printer will print all follow-up information regarding this alarm, such as acknowledge, reset etc. Printer must print in the FCC and the Engineer’s office.

All emergency stair and exit doors will release (if magnetic door locks were provided as part of security or compartmentation). c) Priority 2 Alarm Input which will initiate immediate local alarm if a guest room smoke Priority 2 Alarm input condition is detected and delayed general evacuation and fire alert alarms. If no response has occurred during a preset time interval (ref. cause & effect matrix) the priority 2 alarm becomes automatically a priority 1 alarm. All secondary systems initiate a priority 2 alarm.

In addition, the type of alarm (eg, guest room detector, duct smoke detector) that has been activated will be separately displayed on the graphic display unit identifying the type and floor location of the activated alarm.

The pre-signal timer (programmable from 0-5 minutes initially set at 3 minutes) will start. If the pre-signal alarm is not reset within the timer setting, the alarm category will change to ‘Priority1’ alarm and the actions noted under that section will commence.

If the initiating device is a guest room smoke detector, the local audible alarm of the respective guest room will do into alarm If guest room has been provided with a local strobe light in addition to its local horn, the strobe will be activated when the guest room smoke detector is activated. Should the general evacuation alarm be activated on any floor all guest room strobes on that floor will be activated. If the initiating device is a duct smoke detector, its associated fan will shut down. If the detector is in a supply air system the associated supply fan will be prevented from starting, even if override is attempted. Re-starting will only be possible after the supply fan duct detector has been reset locally.

Signals will be transmitted to the maintenance engineers paging system to display zone in alarm.

7.4.2.6 Emergency Voice Evacuation Systems Operation

The automatic and manual voice evacuation system will be an integral part of the hotel life safety system and will operate as follows: Automatic voice evacuation alarm tones and messages will be initiated by the fire alarm system in the FCC. It will be arranged to initiate automatic phased, or full evacuation in accordance with the building configuration and the requirements of the local fire authority.

Hotel floors in alarm will receive a fire alarm tone, which will be a \maximum of fifteen (15) seconds followed by an automatic pre-selected voice evacuation message. The message will be in accordance with local codes of practice. At the end of each message the \whoop\This sequence of alarm will sound until the signal silence switch is operated at the main fire alarm control panel or the fire alarm has been reset as described previously. The voice evacuation signal will be distinct, authoritative (preferably female) without any inflection and in accordance with the location and guests served in the hotel, and may be repeated in several languages (local language and English) as a minimum as agreed with the Fire Brigade.

The alert tone will consist of an introductory pulse tone for fifteen (15) seconds followed by an alert message. The message will also state that the occupants shall be prepared to evacuate the building when the evacuation alarm is given. The alert tone must be distinctly different from that of the evacuation alarm.

During the automatic transmission of the fire alarm and fire alert tones, it will be possible at the main fire alarm panel to permit selective voice paging without interference from the fire alarm and fire alert tone. For manual voice alarm messages all speakers on any floor or group of floors will be selectable by manual control switches. The action of operating any of these switches will have a positive feedback confirmation system to confirm the correct floor(s) have been selected. This will be achieved with a floor by floor display of the building. This display will allow for more than one floor at a time to be displayed.
