1、土地登记费(苏价涉[1995]155号、苏价房[1999]134号)：

①党政机关、人民团体、全额预算管理事业单位每宗地收10元;

②企业、自收自支单位土地使用面积在1000 m2(含1000 m2)以下每宗地收110元，每超过500 m2以内加收40元，最高不超过4万元;

③差额预算管理事业单位土地使用面积在2500 m2(含2500 m2)经下每宗地收160元，每超过500 m2以内加收20元，最高不超过1万元;

④城镇私房用于生产经营地土地使用面积在500 m2(含500 m2)以下每宗地收90元，每超过100 m2以内加收20元，最高不超过200元;

⑤城镇居民住房(私房)土地使用面积100 m2(含100 m2)以下每宗地收18元，每超过50 m2以内加收5元，最高不超过35元。

另外对于民房遗留问题，根据淮政发[2003]131号文件：超法定面积135 m2以上部分按90元/m2收取;

2、交易服务费(苏价服[2004]131)：依照法律、法规不需要进入土地市场交易的,不交纳此费用。对土地使用权进行出让的，按照土地交易面积向受让方收取1.2元/m2;对土地使用权进行转让的,向交易双方收取2.4元/ m2,双方各承担一半;对土地使用权进行出租和抵押的,向交易双方收收取1元/m2,,双方各承担一半。

五、《国有土地使用证》所需材料：

商品房、房改房、拆迁返还房、经济适用房申请分割变更登记应提交的材料：

(一)转让方应提供的材料：

1、大土地证原件及复印件1份(2004年10月1日以后颁发的土地证应提供由成都市国土资源局地籍事务部出具的(土地用途面积分摊计算表1份);

2、土地出让合同复印件1份;

3、工商营业执照或行政、事业代码复印件1份;

4、总产权复印件1份;

5、土籍调查表复印件1份，《界址点坐标成果表》(到成都市国土资源局提取);
